Check Out Times
Guests must vacate the property by 10:00am on the day of
leaving. It is important that the cleaners have time to make
the property fully prepared for the next residents/guests
and your co-operation in this regard would be much
appreciated.
Treatment of the Property
We would ask you to treat this property as your
home in every way. There are books and DVD's and things at
your disposal as if it were your own home. Similarly, we
would ask you to apply standards of cleanliness and care to
the property as if it were your own home. Under the booking
terms and conditions, guests are required to clean up after
themselves and leave the property in a decent condition.
There are cleaning materials in the property for your use,
please use them.
Breakages
Whilst we appreciate that breakages and damage will occur
from time to time, it is essential that you tell us when
something has happened so that we can replace/repair the
item immediately for the comfort of future guests. Please
note that guests will be responsible for any breakages and
damage and may be asked to pay towards a replacement/repair.
Drainage/Septic tank
This property is served by a septic tank. Only substances
that are biodegradable should therefore be put into the
septic system.
Electricals
In the event of an electrical failure, the fuse box is
mounted on the wall to the left of the front door as you
walk into the property (i.e. opposite/adjacent to the
kitchen, high on the wall).
Equipment
The property is very straightforward to use and one key
should operate the vast majority of the doors. If you have
any problems operating any of the equipment, please contact
Malcolm, the caretaker of the property who is conveniently
situated at Shepherds Yeat Farm across the way.
Grounds and Surrounds
You will be pleased to note that there is a large area of
private land that comes with this property running to
approximately 6 acres. A map showing the full extent of the
property's boundaries, see appendix 1.
Heating
The central heating boiler is to be found in the downstairs
utility room. In order to operate the central heating,
simply put both sides, both the hot water button and the
heating button to the ON position. This is necessary even if
you just want the central heating and not the hot water.
Landlord's Gas Safety Certificate
See appendix 2 for a copy of the safety certificate.
Rubbish
Wheelie bins are provided and are located near the garages.
Pets
Pets are very welcome in the cottage but they must not be
allowed on the furniture or in the bedrooms and they should
never be left unattended in the farm. Ideally, pets should
be kept to areas where there are not soft furnishings that
could be damaged. Fortunately, the property is fitted with
wooded floors throughout and there is a convenient porch
area and a garage area. The pets should not, however, be
allowed into the bedrooms or the lounges or any area where
they can cause damage to soft furnishings.
Water Supply
The water supply is natural Lakeland spring water which is
drawn from a bore hole out in the field to the front of the
property and filtered. The water is perfectly safe to drink.
In the same way that some people don't like to drink tap
water, the natural water here is not to everyone's taste. It
can be quite heavy with lime and some people therefore
prefer to use bottled water in terms of cold drinks and
making tea/coffee etc. This is, however, entirely a matter
of personal choice.
Electric Showers
For safety reasons, the electric showers only operate and
heat water when the showerhead is connected to its holder
(i.e. the shower head is higher than the shower unit). As
the farm is supplied by natural spring water, the showers
can be a little temperamental sometimes, however, they are
both brand new units and if you turn to the wrong
temperature, simply switch the shower off and re-start it
again. Both showers are fitted with safety mechanisms
whereby they will switch themselves off if the water becomes
too hot so as to ensure that nobody is subject to too hot
water.
Gas Fire
The gas fire is lit by pressing the button down to ignite
the fire and keeping it there for a few moments then gently
lift the lever to around three quarters of the way up. If
you push it right to the very top it will switch the gas
fire off and indeed this is how you turn the gas fire off
after you have finished using it.
Garages
There are two garages with the property and you will find
children's toys in the garages, which you are free to use.
Again this is done on an honesty policy on the basis that
anything that is lost/broken should be replaced.
